The Serra Residences' estimated TOP (Temporary Occupation Permit) is Q4 2030. Buying now, roughly four years ahead of that date, means buying "off-plan" or "BUC" (building under construction) — here's what that actually involves.

What TOP means

TOP is the point the building is certified safe for occupation, when keys are handed over. Because The Serra Residences hasn't launched official pricing yet and sits a full four years from estimated completion, this is an earlier-stage purchase than most new launches you'll encounter, with a correspondingly longer payment runway.

The progressive payment schedule

Rather than paying the full price upfront as you would on a resale unit, a BUC purchase follows a schedule tied to construction milestones — a percentage on booking, further percentages at foundation, each structural stage and roofing, a tranche at TOP, and the remainder at the Certificate of Statutory Completion roughly a year later. This spreads your cash outlay across the build period instead of requiring it all at once.

What changes between booking and TOP

Between now and an estimated Q4 2030, the typical sequence runs: exercising the Option to Purchase, signing the Sale & Purchase Agreement, progressive payment milestones as construction proceeds, a pre-TOP inspection, and key collection at TOP. Your price is locked in at the point of exercising the Option, regardless of how the broader market moves before completion.
